2. Get multiple mortgage quotes. Seriously, it won’t hurt your credit if done within 14 days—and it could save you thousands.
3. Look into a homestead exemption (post-closing). It’s free money for being a homeowner in many counties.
4. Keep your closing docs! Some of it might be tax deductible.
5. House hunting + closing can take 4 months. Don’t wait for the “perfect time”
6. Your monthly payment may go up over time (hello, taxes and insurance).
7. Be wary of homes that are all lipstick and no plumbing—updated kitchens mean nothing if the roof is ancient.
8. The seller can pay your closing costs. Yup, you read that right. I’ve seen it save buyers $10K+.
9. Don’t max out what the lender says you “can” afford. Focus on what feels right for your budget.
10. Scammers love new homeowners. Always verify before sending money anywhere.
11. Compare fees, not just rates. A low rate with high fees can still cost you more.
12. Most buyer programs are local. There could be $$ on the table in your county.
13. Your first mortgage payment skips a month! Close in May, pay in July. (Nice little breather.)
