High debt-to-income ratio? Don't count yourself out on a VA loan. 🇺🇸

VA doesn't have a hard DTI cap. When you're over 41%, what matters is your residual income, the money left over each month after your bills. If your residual exceeds VA's guideline by 20%, your income is stable, and your credit is satisfactory, the loan can still work.

The other piece most buyers never hear about is underwriting authority. When your lender has it, the underwriter can make the call on your file directly. No waiting on someone else's two cents.

If another lender told you "your DTI is too high," let's take a second look.
